Payments and Cancellation Policy

Payments by cash, cheque, bacs and the following cards are accepted:
Visa Debit/Delta, Visa Credit, Maestro/Switch, Mastercard.  All cards incur a charge of 2.5%.
We require a credit card to guarantee bookings.  No deposit is required when booking B&B in the farmhouse but a 20% deposit is required when booking the self catering cottage.

We do recommend that you obtain Holiday Insurance should you have to cancel your reservation.

Our cancellation policy is as follows:

For self catering,
Cancellations up to 6 weeks prior to your arrival – Deposit forfeited
After 6 weeks prior to your arrival – Full Balance will be taken and is non refundable.
In the event of a no show or booking reduction (after arrival date) the full cost of the booking is charged.

For B&B,
Cancellations less than 7 days before arrival – A charge equal to the first night of the stay will be made. Cancellations less than 3 days before arrival – A charge equal to the full booking amount will be made.
In the event of a no show or booking reduction (after arrival date) the full cost of the booking is charged.

What is included/excluded in the price that you have paid?

Accommodation for up to the maximum number of guests in your accommodation as agreed at time of booking.  A maximum number of 6 guests + 2 children in extra beds and/or 2 infants in cots are allowed in the cottage.  The farmhouse family room takes a maximum of four guests + 1 infant cot.

Cot hire is charged at £10/stay.

Infants aged 0-2 years are free of charge.  Children are classed as aged 3-12years. 13 years plus are charged at full adult rates.

All bed linen and towels for the maximum number of guests booked.

Small supply of eco friendly cleaning supplies e.g dishwasher and washing machine tablets, washing up liquid, cloths, refuse bags will be provided in the cottage for self catering bookings.

Your accommodation is fully serviced for your arrival.  If you require additional servicing (self catering) during your stay this can be arranged for an additional charge. B&B includes daily servicing.

A basket of logs for the wood burning stove will be provided.  Additional logs can be purchased at the farm.

A farm tour is available at a charge.

Laundry service may be available for a small charge for those guests staying more than one night.

A welcome basket is provided in the cottage for those staying self catering.  This includes cereal, butter, jam or marmalade, bread, our fresh farm eggs, orange juice, milk, tea, coffee, sugar and oil.

Luxury Highland Soaps Organic Shampoo, Shower gel and Handwash is provided.

VAT at the current rate is included for those guests staying self catering.

Check in/Check out

On the day of arrival check in is available between 4-6pm.  Early or late check in may be available but please arrange prior to the day of arrival as we are a working family farm with other commitments.

Please check in at the farmhouse unless alternative arrangements have been made.

On the day of departure we ask that you vacate no later than 10.00am. This is important in order for us to prepare for the next guests.  A late departure may be available if organised in advance of the departure day. Please note that a late departure which has not been pre arranged may incur a charge of £10 per hour, which will be charged to your credit/debit card.

On departure, keys should be returned to the farmhouse or to the key lock box (when pre arranged).  Failure to return keys will incur a charge of £10 per key to your credit/debit card.


As the named resident you are held responsible for ensuring that you do not exceed the occupancy limit as agreed at booking.

Persons making the reservation must be over the age of 18

Guests are expected to use the accommodation with care and will be liable for any loss or damage caused to contents, fixtures and fittings regardless of whether this damage is the result of negligence or of acts committed by themselves or by other guests.

Guests will be expected to pay for any unreasonable breakages, damage or additional cleaning, which will be charged to your credit/debit card.

Newton Farm Holidays reserve the right to carry out inventory and other checks prior to your departure

Newton Farm Holidays reserve the right to seek compensation for any damage discovered at a later date.

All bookings are subject to availability and we reserve the right to reallocate accommodation arrangements as necessary.

Please note bookings made through our online booking systems are provisional until confirmed directly by Newton Farm Holidays.  You will receive a confirmation email.

No accommodation shall be used for any illegal or immoral purpose or for any trade or business.

No inflammable or explosive material (including candles) should be used, stored or placed in or close to accommodation

Only the curtains and blinds in the accommodation shall be used to cover or obstruct the windows.

Cars must be parked only on designated parking areas and not blocking access around the farm – parking for 2/3 vehicles beside the cottage entrance and not on the farm track.  Parking at the farmhouse is on the gravelled area next to the entrance.  Parking for larger vehicles can be arranged directly in advance.

Pets are allowed in the accommodation but only by prior arrangement.  A maximum of 2 well behaved dogs are welcome at a charge of £10/stay. Any damages must be paid for.  Dogs must be kept on leads to protect livestock whilst out unless within garden area.
